Use Restrictions
Animals and Livestock

No more than four (4) pets allowed excluding small household pets such as hamsters, fish, birds, etc...

No dog allowed outside of a lot unless restrained on a leash.

Any animal waste must be collected and disposed of.
Storage, Parking, and Repair of Vehicles

There shall be no parking on the street during the hours from 10:00 p.m. to 6 a.m.

Only standard and operational vehicles may be parked in a driveway. This includes automobiles, vans, motorcycles and trucks. Campers, motorhomes, trailers, boats, marine craft, hover craft, aircraft, non-motorized vehicles, or any large equipment may NOT be stored in the driveway or front lot. These items must be completely concealed from public view either inside the garage or another approved enclosure.

Any work performed on vehicles in driveways or streets must be temporary in nature meaning that it does not exceed forty-eight (48) hours.
Architectural Restrictions

Prior approval of the Board is required for the construction of any new “structure or building.”

Carports on lots are prohibited.

All residences must be kept in good repair and must be painted when necessary to preserve their attractiveness.
Driveways

Home owners are responsible for maintaining their driveway and sidewalks.
Fences

Fences are not required but if installed may only be white vinyl. Front fence must be picket and no more than three (3) feet in height. Unless approved by the board, side and back fences must be three (3) rail. Vinyl lattice may be mounted to the three rail fence with board approval. Privacy fending requires board approval.

All fences must be kept in a state of good repair.

Any part of a lot not completely concealed by the fence must be maintained in a neat, well kept manner. No debris or items may be stored in public view. Tools, machinery, toys, bicycles or other play vehicles must be kept out of public view when not in use.
Grass, Shrubbery and Landscaping

Lawns must be mowed and free of weeds. Dead or damaged trees which may pose a hazard must be removed.
Signs

No signs may be erected on a lot with the exception of standard “for sale” signs and political signs. Political signs must be removed immediately after the applicable election has ended.
. Exterior Maintenance on Improvements

Painted surfaces must be clean and smooth with no bare or discolored areas or peeling paint. Surfaces must be free of mildew.

Rotted or damaged wood or damaged brick must be replaced. This includes broken shutters and window boxes.

Gutters must not sag or hang down.

Roofs must be in good repaid.
